All condo residents will belong to a condo association with the other 23 residents in the building. The association is governed by a set of bylaws and a volunteer Board of Directors to ensure the long term integrity of the condo. Notable bylaws are a 45+age restriction, no rentals and a maximum of 4 small pets under a sunset agreement. Condo fees will include heat, water, sewer, garbage, exterior maintenance, interior common area maintenance, building insurance and a long term reserve fund. To purchase a condo, you will need to make a 10% non-refundable deposit and sign a condominium purchase agreement. Government law allows buyers 10 days to withdraw from a purchase after signing if their lawyer does not approve of the contract or bylaws. Deposit are held in the trust account of Warren Sinclair Law Firm in Red Deer (c/o Barry Wilson 343-3320). The remainder of your payment is not due until occupancy date. Purchasers are responsible for their own lawyers fees involved in the purchase.
